Project Gateway is B2R2O's first development — 36 new attached townhomes on approximately 4.2 acres along Golden Gate Parkway in Collier County, Florida. The project is designed from the ground up for workforce buyers: teachers, nurses, firefighters, first responders, and other essential community members.
Through a structured rent-to-own program, participants will rent their home for three years — building savings, completing financial literacy training, and preparing for homeownership — before purchasing at an affordable, AMI-constrained price.
The land is held in partnership with the Collier County Community Land Trust (CCCLT), ensuring permanent affordability for future generations of owners.
Project Gateway is funded through recoverable grants from Donor Advised Funds — a structure that returns principal to donors while delivering permanent community impact.
Area philanthropists contribute through their Donor Advised Funds at the Collier Community Foundation. These are recoverable grants — 0% interest, 5-year term — meaning donor principal is returned as homes are sold.
Capital is deployed to construct 36 townhomes with Lennar. Workforce families move in under structured rent-to-own agreements, paying 30% of gross income while building savings toward homeownership.
After 3 years, participants purchase their homes at affordable pricing. Sale proceeds flow back to recover donor grants and recycle capital into future B2R2O projects across Collier County.
