Your philanthropic capital builds homes for essential workers — and comes back to you. Here's how.
B2R2O raises project capital through recoverable grants — a structure that deploys philanthropic dollars to build workforce housing, then returns your principal as homes are sold to program participants.
Grants are channeled through Donor Advised Funds (DAFs) administered by the Collier Community Foundation. The structure is simple: 0% interest, 5-year term, with a return-of-principal feature that allows your capital to be recycled into future projects — or returned to your DAF.
This isn't a donation you write off and forget. It's an impact-driven deployment of capital that delivers permanent community benefit while preserving your philanthropic resources for the future.
You direct a recoverable grant from your DAF at the Collier Community Foundation to B2R2O. Your capital funds construction. As workforce families purchase their homes over 3 years, sale proceeds flow back — recovering your grant principal.
The recoverable grant model offers advantages that traditional charitable giving can't match.
Unlike a traditional grant, your principal is returned as homes are sold. You can redeploy it into the next B2R2O project or use it elsewhere in your philanthropic portfolio.
Through the Community Land Trust model, homes stay affordable in perpetuity. Your one-time grant creates affordability that lasts for generations of workforce families.
You can see exactly where your capital goes — 36 named homes on a specific parcel in Collier County, occupied by the teachers, nurses, and first responders you know.
Traditional tax-deductible contributions to B2R2O support operations, outreach, and program development costs that aren't covered by project capital.

Recoverable grants through DAFs are available to individual donors with Donor Advised Funds. Due to legal restrictions, DAF funds cannot be directed from private foundations. If you're unsure whether your philanthropic vehicle qualifies, we're happy to discuss the structure in detail.
The Collier Community Foundation administers all DAF grants and charges a 3% administrative fee at distribution. B2R2O recommends that donors interested in deploying exactly $100,000 to the project consider granting approximately $103,100 to net the full amount after the CCF fee.
All recoverable grants are subject to the terms of the grant agreement between the donor's DAF and B2R2O. We encourage prospective supporters to consult with their financial and legal advisors.
We'd welcome a conversation about how your philanthropy can create lasting homeownership opportunities in Collier County.
